Association Assessment
Bill for annual HOA dues will be mailed in December. Dues for 2012 are payable quarterly = $481.25 or $1,925 prepaid. Mail your dues to the Association Financial Manager.
Association Dumpster
Located in the complex with Monday and Friday pick up during summer -- once a week during winter.
ALL trash must be placed inside the dumpster. ALL hot ashes must be placed in special container marked “Hot Ashes”.

Common Area
All condo exterior signs, decorations structural changes and common-area plantings must be pre-approved by the Architectural Committee. Obtain a request application form from Peter Rust.
Entrance Gates
Current gate code can obtained from BOD members. Vehicles with home-link can be programmed or a remote gate opener can be purchased from Treasurer Bob Segerstrom for $24.00. Please drive slowly through the gates or they will not close. Please note that when electricity is off, the gates will not operate. Emergency vehicles will crash through the gate if this occurs so we will not be endangered.
Insurance
The Association’s CAU Insurance Policy information can be obtained from Secretary, Fran Stephens.
Mailboxes & Service
If you are interested in an on-site box, call Bob Segerstrom. You can mail letters from our on-site box cluster – pick up 6 days a week. Box rentals also available at the U.S. Post Office, 712 White Mountain Blvd, Pinetop.
Motion Lights
Upper units leave the motion light ON for the safety of all residents. Switch is located behind the front door.
Parking
Only in designated spaces – not in street or on gravel. Carport unit # is located on beam above entrance to carport. No ATV’s are to be stored in common areas or carports. If owners/renters have more than 2 cars/vehicles, permission must be received from the BOD for parking privileges. Landlords, be sure to inform your renters of these restrictions.
Pets
ALL pets must ALWAYS be on a leash in the common area, waste picked up and barking kept to an absolute minimum.
Storage Shed
If you do not have a storage shed and wish to obtain one, please contact a Board member for a set of approved plans. The Village does not recommend a particular builder.
Water
If you intend to leave your condo for more than 1 week in the summer, shut off your water and place a lock on the t-bar (purchase @ A-Alarm). If you leave for more than 2 days in the winter, you MUST shut off your water. When you shut off your water, be sure to also shut off your water heater. (Gas – turn dial to pilot; Electric – shut off breaker behind utility room door marked “water heater”.) Also see “Winterization”
Winterization of Condo
Turn off outside water and place a lock on the t-bar, turn off the water heater; set thermostat at 55˚, flush toilets until tanks are empty, place 2 cups of RV antifreeze in each toilet bowl and 1 cup in each sink. There is a risk of the furnace breaking down or electricity going off; both of which could cause pipes to freeze, break and cause extensive water damage. (Tim Williams @ 928-367-1091 will professionally winterize & reopen your condo for a fee.) Lower units: There is no outside water in the winter – faucets will be covered with insulation. We have had several “faucet bibs” freeze in the winter and when the lower unit’s water is turned on, flooding of the inside area occurs.
